Condominiums at Northbank Park

Vaughn Industries, L.L.C. was awarded and completed the $2,502,360.00 Mechanical contract for the HVAC Installations for the Condominiums at Northbank Park. The projects physical address is 250 West Spring Street, Columbus,Ohio. The 20 story, 224,000 square foot building was fabricated with an all glass exterior and post tension concrete slab construction.

The project was put out for bidding in April of 2006 with Vaughn Industries having scope review in September of 2006. Vaughn Industries was awarded the contract for the HVAC systems in October 2006. The project commencement date was week ending November 5, 2006 and the overall completion date was week ending August 17, 2008.

The following items were self-performed by Vaughn Industries.

2 Cooling Towers mounted on the roof of the 20^th floor.
5 Laundry Dryer Exhaust Fans- Roof Mounted
3 Kitchen Exhaust Fans- Roof Mounted
1 Aaon Make up Air Unit- Roof Mounted
6 Hydronic Piping Pumps in the Penthouse above the 20^th floor
2 Natural Gas Boilers Located in Penthouse
1 Brazed Plate heat Exchanger For Water source Heat Pump Loop
8 Supply Air Fans Lobby and Roof Mounted
1 Odor Control Filtration Unit
21 VAV Boxes One on Each Floor and in Penthouse
19 Electric Heaters
1 Gas Fired Unit Heater in Penthouse
116 Water Source Heat Pumps for Tenant Spaces and Equipment Rooms

Considering a vast majority of the work was being performed by Vaughn Industries employees, we also communicated and monitored our successful subcontractors that performed the following:

Insulation of H.V.A.C Systems
Installation of the Building Management System
Air and Water Balancing of HVAC Systems

One major item that was emphasized during the installation of all trades work was the emphasis on safety and communication.
